Create Your Ideal Home and Find Out Its Fair Market Value
Whether or not you already have an idea of what you are looking for, we can help you define what you consider to be your ideal home. We’ll then map out similar types of properties which
- have recently sold
- are currently pending, and
- are listed for sale
Having this information will give you a good idea of what the current market is like for your particular niche.
Guide the Hunt
Hunting for houses can be a bit overwhelming if you don’t know how to play the game. Don’t waste your time on a wild goose chase. Let us be your guide – this is our territory. We have the knowledge and resources to track down the winners, so you can have your pick of the litter.
Create a Negotiating Strategy
Are you looking for a good deal, or is this a home you can’t live without? Is this going to be a second home? An investment property? Do you want it to cash flow, or just be part of your net worth?
Whatever your goals, we can determine the home’s current value and help you come up with a negotiating strategy based on your goals and our experience with the market conditions. You are the one making the decisions, but we can give you the information and advice you need.
Plan for Resale
What you plan to do with the house in the future plays a big part in our purchase strategy. We don’t want you stuck with a home you no longer need or want when the time comes for you to sell it. It’s easy to get caught up in the emotions of the moment, but we’ll help you see the big picture before you make any decisions.
Comprehend the Contract Process
Once we’ve found what you’re looking for, it’s time to put pen to paper. Typical real estate agents don’t have the legal experience or the legal ability to adequately explain all of the provisions you’ll be asked to sign through out the contract process, but at Esquire-Estates, we can talk you through the standard real estate forms and explain what they are and which ones will be needed. Once we’ve settled on the details of your initial offer, we’ll take care of the paperwork.
Facilitate the Inspection
The inspection period is one of the most important stages between signing the initial contract and closing escrow. It is your chance to “look under the hood” and learn every little detail about your potentially future home. We can recommend reputable inspectors as well as various types of tests and analyses to perform. We’ll also help you interpret those inspection results and help you negotiate some of the repair issues that may come up.
Find a Good Mortgage Lender
We have a fairly large network of contacts and lenders. We’ll help you find a lender with good terms and then work closely with them so you can be sure the money will be there when it’s time to close.
Regardless of how bumpy the ride is, it all comes down to “closing day.” The entire home-buying process is stressful enough, but you shouldn’t need to worry about your dream home staying just a dream because somebody dropped the ball at the last minute. We’ll coordinate communications between the lender, title company, seller and you so that everything is properly prepared for closing and there are no surprises. Once the big day arrives, we’ll help you through the closing process and with all the closing documents.
